Why Would Someone Use a Personal Alarm?

Earlier this month, I held a booth at a Gun and Knife Show.  I had an array of pepper sprays, knives, stun guns and personal alarms.  The booth next to me had a large display of knives and some stun guns.  There was a young man (around 13 or 14 years old) working that booth with his family.  I was very impressed with his knowledge of knives and stun guns.  He really knew his stuff and was a really good salesman also.

He came over to my table and picked up one of our personal alarms and asked me “Why would someone use a personal alarm?”  Being at a Gun and Knife show, that was a very good question.  Most people there were looking for guns and knives, not something that would just make noise.

I explained to him the following:  Knives, guns, pepper sprays and stun guns are not appropriate for all ages.  Many younger children, especially elementary age children would do better with some type of personal alarm as long as they were instructed on the proper use.  Obviously, if the child goes around setting the alarm off all the time, everyone will be so used to hearing the sound that if an emergency would arise, it may not arouse others around.  You know, The Boy Who Cried Wolf story.

Most alarms come with multiple features.  Many include a flashlight for safety purposes and aid in helping you see the lock when unlocking a door, whether that be a car, home of office lock.  Most come with a button you can press if you feel endangered.  The most valuable feature however, is the pull away pin feature.  If you or your child would pull the pin out of the device, the alarm will continue to  sound, usually at a piercing 120 – 130 decibels.  You must have the pin to deactivate the alarm.  This makes it much harder for a would be attacker to disengage the alarm, hopefully forcing them to flee.

Emergency Evacuations – Don’t Forget Your Pets!

Do you know what to do if your were instructed to make an emergency evacuation?  If you have pets, you will need to plan even further.  Here are some questions and answers to help you prepare for such an emergency.
Q.  Do evacuation centers allow pets?

A.  Many evacuation shelters will not allow pets.  You will want to try to check ahead before arriving.  Some hotels, however, will “lift” the no pet ban during an emergency situation.  You  may want to check with your local shelters to see if they have any arrangement for pets during an emergency situation.  Finally, friends and family outside of the evacuation area are another option.

Q.  What items should I bring with me for my pet?

A.  Make sure you have 3-4 days of food, water, bowls, blanket and toys, any medication, small bags to use for pet waste, leash and a carrier for transporting and sleeping in.  Don’t forget litter and a litter box for your cat.

Q.  What do I do if I become separated from my pet?

A.  Always keep a current photo of your pet and make note of any special markings, should your loved one get lost.  Contact local area shelters to see if your pet is  has been located and is being housed there.

Our pets are part of our family, so make sure you have a plan for them also!



YOU’VE ENCOUNTERED A MEAN, UNWANTED DOG, NOW WHAT?

What do you do with an unwanted, mean dog?

When I was managing residential real estate rentals, it would never fail.  We always had a handful of  tenants who were late with their rent.  They all knew they were going to be served a legal notice around the 5th to 8th of the month.  There was always at least one of them who would conveniently tie their mean dog outside the front door to divert me from getting to their front door and posting the notice.

I’ve also gone to show homes in neighborhoods where I would encounter a “loose” dog barking and running towards me.  Why do the mean dogs always get loose?

Of course there is always the bicycle ride incident.  They just love to chase you when you’re going fast on your bicycle.  There are very few dogs I’m afraid of, but you never know if their bark is going to be as bad as their bite.

When on a bike, I’ve always taught my kids to either out run them or stop, and put the bicycle between them and the dog.  This may work sometimes, but not a guarantee.

You could spray them with a dog spray repellent, similar to pepper spray.  Mace Dog Repellent is an example of one.

There are also electronic dog repellers that set off a high frequency sound that animals find discomforting and will usually stay clear of.  The super dog chaser is one example of this.

Another  more multi function defense mechanism is a stun baton.  A stun baton, because of it’s extended length makes it a good defense tool against an unwanted dog or other attacker.  When touched on the assailant (beast or man) for a three to five second period, it leaves them dazed and paralyzed, allowing you to safely flee.  The Stun Master Stun Baton comes in 300,000, 500,000 and 800,000 volts.

What is a Diversion Safe?  Well, quite simply, it is a hidden safe, disguised as an ordinary household product.  There are food cans which you can hide in your pantry.  There are personal products such as shaving cream and shampoo which you can store in your bathroom.  There are engine degreaser and oil treatment cans if you like to hide your valuables in your garage.  You can even go for the flower pot safe!

The diversion safes are large enough to store a wad of cash.  They are also foam padded which make them ideal for storing jewelry and other non cash valuables.  You will want to carefully choose the type that is best for you.  The last thing you want is to have someone throw the can or item away thinking it is no good.

Pepper Spray 101

There are several different choices when choosing a defense spray.  You can choose from three different types of chemical compounds:  CS, CN and OC.

CS and CN are irritants and cause a stinging pain and tearing up of the eyes.  It sometimes will fail should your assailant be intoxicated, on drugs or otherwise cannot feel pain.  These chemical compounds generally take 5 to 30 seconds to work, which when in a urgent situation can seem like a lifetime

OC is an inflammatory agent.  The OC chemical dilates the capillaries causing blindness and it inflames the breathing tissue causing difficulty in breathing. The OC works instantly and takes 20 to 30 minutes to wear off.  The OC is a natural chemical made up of a variety of hot peppers, hence the name “Pepper Spray”.

They are offered in a variety of sizes and disguises!  Generally, you can find them from 1/2 ounce up to 4 ounce containers.  Most people want to carry pepper spray with them but don’t want it to be obvious.  Here are some of the many clever disguises they are held in.  Hand exercise weights, mock cell phones, mock pagers, lipstick cases, pens and even rings to wear on your fingers.

The nozzle and spray pattern is another important factor.  They generally can be found in stream or mist/fog spray patterns.  If using a pepper spray with a stream pattern, you get a longer spray distance, usually up to 6 to 8 feet.  With the stream pattern, you do need to have a pretty good aim, and you would want to aim for the eyes and face area.  The mist or fog streams give you a wider shot area, does not have as long of a distance spray, but will linger in the air a little longer.  Let’s say you have someone running towards you, you can spray the mist/fog pepper spray and it will linger in the air, so when the attacked runs into the sprayed area they will be affected.

It is recommended that you spray the pepper spray monthly to make sure it is properly spraying.  Beware if you spray it on yourself or in the wind which will blow back on you.  I usually spray it with my head turned the opposite direction.  I sprayed it on my hand to see the effects.  It did not burn, or smell.  I immediately wiped it off, then used soap twice.  Even after that, anything I touched with that hand burned!  I must have rubbed my lip and my eye, because they burned for most of the afternoon.

It’s also imperative that you know your state and local laws on the use of pepper spray.  Some states restrict the purchase to be from a local pharmacy or gun dealer.  Some states restrict the type and strength of spray that can be used.  To veiw the laws, click here:  Pepper Spray Laws

Trapped in a Car during a Snow Storm

Here are 10 important things to know if you should find yourself trapped in a car during a snow storm:

1.  Stay in your car.
Unless help is viewable and  within 100 yards, do not leave the car to search for help.  You can easily get lost or separated from your vehicle. You could also become disoriented and lost if the snow is blowing and drifting.

2.  Display a distress signal.
To let people know that you require help, hang a brightly colored cloth to the radio antenna.  You should also keep an emergency auto tool in your car that has a combination flashlight and emergency flashing lights with a magnetic base to adhere to the trunk of your car.

3.  Keep warm by occasionally running the engine to keep warm.
You can turn the car’s engine on for about ten minutes each hour. When the car is running, run the heater, turn on the car’s dome light and headlights so your car is visible.  You need to make sure that your car’s exhaust pipe is not blocked. For safety purposes, if your exhaust pipe can not be cleared of snow, do not attempt to run the engine.

4.  Beware of carbon monoxide poisoning.
Keep the exhaust pipe clear of snow, especially if you intend to start and run the engine.
You should also open a downwind window slightly for ventilation. Carbon monoxide fumes have no smell or taste and can not be seen, but they are highly toxic.

5.  Watch for signs of frostbite and hypothermia.
Try and not spend too long in any one position. It is best to keep your circulation moving by doing some type of exercises. This also will give you the additional benefit of keeping your warm.  If your are trapped with more than one person in the car, take turns sleeping.

6.  Keep warm.
Keep an old blanket, sleeping bag, extra gloves and hats for an emergency such as this.  You can also use paper items such as maps, and car mats for added insulation. Huddle together if you are with others.

7.  Don’t over exert yourself.
Cold weather puts added strain on the heart when shoveling snow or pushing a car. If you have a heart condition, these activities can bring on a heart attack or worsen other medical conditions.

8.  Avoid frostbite and hypothermia.
A loss of feeling and  a white appearance in your fingers, toes, nose and ear lobes are symptoms of frostbite.  Frostbite is a severe reaction to cold exposure and can cause permanent damage.  Hypothermia is a condition caused when your body temperature drops90 degrees Fahrenheit or less. Symptoms of hypothermia include unstoppable shivering, slow speech, memory lapses, stumbling, drowsiness, and exhaustion.

9.  Beverages to avoid.
Avoid anything with caffeine or alcohol in it. Caffeine, which is a stimulant, can cause the heart to beat faster and expedite the effects the cold has on the body. Alcohol, which is a depressant, can slow the heart and expedite the ill effects of the cold on the body.

10.  Emergency items to keep in your car.
Try and keep a box with a first aid kit and emergency items in your trunk.  Items such as blankets, sleeping bags, extra gloves and hats are all good to have in an emergency.  An auto emergency tool with a flashlight and emergency flashing lights with a magnetic base to adhere to your trunk is also an excellent idea.

Real Estate often involves situations where you are alone in a house or condo. This can be an uncomfortable situation. When showing homes or holding an Open House you should always be prepared!

Here are several tips and devices that will keep YOU safe while doing your job!


TIPS ON SAFETY

The Real Estate Industry is a very enjoyable field, but Safety should be your number one concern!

Always make sure your Office, Staff or Family know your schedule, especially when going to a remote area or one with a higher crime rate.

If you feel uncomfortable meeting with someone, call an associate, friend or family member from your car and have them call you back in 5 -10 minutes. Have a code word if you are still uneasy so your caller checks back with you every 5 – 10 minutes until you are secure and have left the area.

IMPORTANT: When showing a property, make sure your potential buyers or tenants walk in each room first, with you following them in. Stay in the vicinity of the door to avoid being cornered in. Same thing with an Open House, make sure you are situated where you have easy access outside should you feel threatened.

Carry a safety device with you whenever showing property or even walking to and from you vehicle or office. There are several devices available that mimic ordinary devices, such as pens, lipstick cases, flashlights and more. You can easily carry one of these with you without stirring up any attention.

Remember, In order for these devices to be effective – You need to carry them with you!
